About your vacation
Payment conditions
Rates are per night per apartment, based on a minimum stay of 4 nights and 2-people occupancy in low season/4-people occupancy in high season.
The exception is the Fensterlekofel apartment, which is normally occupied by 4 people.
Please note: The additional room is not included in the basic price and must be booked separately if required.
When booking the apartment including an additional room, the price per night is based on 4 people.
Breakfast is included.
A short-stay surcharge applies for bookings of less than 4 nights.
Surcharge for each additional guest from 14 years of age: €45 per night.
Rates do not include the local tourist tax of €2.10 per day/person (for guests aged 14 and over), which is payable on site.
Reductions for children
Under 2 years: free
2 – 5 years: €25/day
6 – 13 years: €30/day

Deposit
A deposit is required to confirm the booking.
Cancellation policy
- Up to 2 months before arrival: Only the deposit will be retained. You can use it within one year for another stay at our property.
- From 1 month before arrival: 50% of the accommodation price will be charged.
- From 7 days before arrival, in case of late arrival, early departure, or no-show: 80% of the accommodation price will be charged.
Any deposits already paid will of course be credited against possible cancellation fees.
Please inform us in good time if you cannot make your trip so that we can offer the apartment to other guests.
We recommend taking out a travel cancellation insurance.
We comply with the provisions of the Italian Consumer Code (Art. 45–67, D. Lgs. 206/2005).

Sometimes, things don’t go according to plan… To err on the side of caution, we recommend taking out our travel insurance. Click here for added peace of mind!
Arrival and departure
Check in is from 3 p.m. – or earlier, by prior agreement. On departure, please vacate your apartment by 10 a.m.
sports equipment
We are happy to lend you toboggans and e-bikes. If you have any ski equipment, you’re welcome to store it safely in our ski depot with ski boot dryers. We also have a bike garage with charging station for your bicycles and e-bikes.

We’re happy to provide cots, high chairs, pushchairs, baby carriers, and children’s cutlery – on request.

We have a laundry room with a washing machine and dryer – available for a fee.
Transfer service
For a fee, you can request our transfer service: we will pick you up at Mühlbach train station and take you there on departure.

We offer free parking in our underground garage. We also have a charging station for electric cars and e-bikes on site.
Green Energy
We generate our own energy using eco-friendly sources: a photovoltaic system for electricity and wood chips from our own woodland for heating.
Breakfast
Get a good start to your day with a varied breakfast buffet, served in our breakfast room. Breakfast is included in our rates.
Pets
On request, we are happy to welcome your four-legged friends, as two of our holiday apartments are dog-friendly. The fee is €25 per night (food excluded). Please note: dogs are not allowed in the public areas of our farm.
